The property
Pismo Cove runs the full depth of its lot, from Ocean View Avenue on the beach side through to Park Avenue behind. Eight homes sit in four separate buildings, and every one of them opens onto the same paved courtyard.
The two-story building at the Ocean View end holds two upstairs apartments, reached by a shared deck walkway with a stair at either end, over a row of three single-car garages, the laundry room and storage. Behind it a single-story fourplex faces the courtyard, and at the Park Avenue end two detached cottages with their own front doors and stoops finish the row. The mix is two two-bedroom apartments, five one-bedrooms and a studio.
It is a small property — eight homes around one courtyard, with the beach at the end of the street. Every home has its own front door, its own parking space or garage, and a short walk to the sand, the pier and the restaurants downtown.

The buildings
Pismo Cove is a piece of mid-century California: white stucco under deep, flat roof lines, an upper floor that cantilevers out over the garages, black-and-cream striped awnings over every window, and a breeze-block screen wall at the top of the stairs. The cottages carry the same awnings and trim, so the whole property reads as one place.

The breeze-block wall at Apartment 1The details are the ones people cross the street to look at: the striped awnings, the block screen with its round cut-outs, the palms along the courtyard path, and the red doors on the cottages at the far end. Inside, the apartments are simpler than the outside suggests — white walls, wood-look floors in several of the homes, and rooms that open onto the courtyard or the walkway.
The courtyard
The center of the property is a paver patio under mature palms, with tables, chairs and umbrellas, a barbecue, and an outdoor shower for rinsing off the sand. The paths from the garages, the fourplex and the cottages all meet here.

The neighborhood
Pismo Cove sits in the older beach neighborhood south of the pier, where the streets are short and end at the ocean. Walk out onto Ocean View Avenue, turn toward the water, and you are on the sand in about three minutes. Turn the other way and downtown, the pier and Price Street are all inside a ten-minute walk.

Living here
Pismo Beach is a small town that happens to have a famous beach in it. The weather barely changes, the pier is at the end of a ten-minute walk, and most of what you need is closer than the car.
Mild all year. Afternoon highs run from about 65°F in December to 76°F in September, with cool nights and a sea breeze most days. The rain comes between late November and early April; the rest of the year is dry.
Pismo State Beach starts at the end of Ocean View Avenue — wide, flat sand that runs for miles in both directions. It is a three-minute walk with a towel and a five-minute walk with a surfboard.
The Pismo Pier has stood at the foot of Pomeroy Avenue since 1924 and was rebuilt on steel pilings in 2018. Pier Plaza at its base is where the town gathers: the farmers market sets up there every Wednesday from 4 to 7 pm.
Pomeroy, Cypress and Price Street are eight to ten minutes on foot — clam chowder at Splash Cafe, breakfast at Old West Cinnamon Rolls, a beer at Pismo Brewing, and a dozen other places listed on the map above.
Monarch butterflies winter in the eucalyptus grove at Pismo State Beach from November to February, a mile down the coast. The Pismo Beach Clam Festival takes over downtown for a weekend every October, as it has for eighty years.
The Pismo Preserve is 880 acres of open hills above town with more than eleven miles of trail, open dawn to dusk. It is a six-minute drive; the trailhead is on Mattie Road, just off the highway.
Highway 101 is three minutes away. Arroyo Grande Village is six minutes, San Luis Obispo is eighteen, and Cal Poly is about twenty.
Ocean View Avenue is a short residential street in the older beach neighborhood south of the pier, a block in from the sand. It runs a few short blocks toward the water and ends near the sand. The neighbors are single homes, small apartment buildings and beach cottages.
From the deck walkway on Building One you look out over the palms along the street and the rooftops of the block.
